Position Summary  

The HVAC (Heating, Ventilation, & Air Conditioner) Technician role for the College is inspection, testing, servicing, electronics, and temperature and pressure controls of HVAC mechanical equipment. This supports the College's mission in providing a comfortable and safe spaces for students, faculty, and staff.

Pay, Benefits & Work Schedule  

Position Salary Range: $57,228/year - $76,944/year

The salary information shown above is a general guideline only. The salary will be determined based on candidate's qualifications and related experience, as well as market and business considerations. Individuals newly hired to Classified position are placed in a salary range based on the WPEA Collective Bargaining Agreement.

We offer comprehensive compensation package with salary and benefits as the main components. Competitive salary is within the Range stated above, and commensurate with qualifications and experience. Generous benefits package is offered through Washington State plans that includes multiple medical, dental, life and disability coverage choices for employees and dependents; choices of retirement and deferred compensation plans; paid holidays, sick, and vacation plans; transit program, reduced tuition, employee discounts and memberships, etc.

The employee is scheduled to work 40 hours per workweek. This is a Classified, overtime eligible position and represented by the Washington Public Employee Association of Higher Education (WPEA-HE).

About the Department  

The Bellevue College (BC) Campus Operations and Maintenance  department supports the College's primary mission by maintaining internal and external areas of all College Facilities and other assets. The department works in compliance with local, state and federal laws and agencies by following BC's policies, follows and maintains safety procedures and follows Campus Operations program on accidents and safety prevention techniques. Department's main responsibility is to provide satisfactory customer service to all students, faculty and staff within timely manner by finishing daily work request.

Essential Functions  

Diagnose and Maintenance

  • Installation, maintenance, diagnosis, and repair of air handlers, air flow dampers, V belts, sheaves, pulleys, and bearings; maintains and repairs commercial refrigeration equipment used in air conditioning, ventilation, and chilled water systems
  • Analyzes and maintains control systems that include electrical, electronic, and pneumatic sensors and actuators; lay out, fabricate, and install mechanical, pneumatic, electrical, and electronic temperature and humidity controls for heating and ventilation systems; repair relays, timers, meters, and switches with local or remote computer control; reads and interprets blueprints
  • Inspect, troubleshoot, and overhaul electrical control circuits, temperature and pressure controls, and all related HVAC components using manuals and blueprints to access problems.
  • Inspects, maintains, and repairs plumbing, heating, water, cooling, refrigeration, sewer, and fire suppression systems
  • Clean coils, replace filters, belts, electric motors, and exhaust/supply fan assembly units.
  • Respond to routine and emergency HVAC calls from facilities
  • Receive and complete work orders

Testing

  • Test coils, valves, and connections to determine that systems are leak-proof and properly adjusted
  • Monitor and adjust heat and air conditioning in buildings using automated building monitoring and control systems
  • Make measurements and adjust all types of heating, ventilation, air conditioning, and refrigeration systems
  • Operate and maintain fluid and electronic testing and measuring instruments, such as manometers, air flow and liquid flow meters, volt meters, ammeters and potentiometers

Control and Repair

  • Repair HVAC equipment used in refrigeration facilities and air conditioning ventilation
  • Control temperature, and HVAC systems by using wrenches, testers, soldering and welding equipment

Overhaul Equipment

  • Create and manage a preventive maintenance (PM) schedule for internal and external building units and related equipment. This includes filter change, belt exam and replace if needed, lubrication, coil cleaning and all related PM tasks.
  • Keeps records of work performed and supplies used; uses such tools as drill presses, grinders, bandsaws, hand drills, testers, welding equipment, soldering guns, small hand tools, and specialized apparatus; estimates and orders materials and supplies needed to maintain equipment in good working condition; leads and instructs helpers, patients, or inmates.
  • Prepares surfaces for welding; uses arc or acetylene welding and burning equipment.

Vendor Assistance

  • Assist vendor with location, entry access, and knowledge of problem, blueprints, and other related information needed.
  • Perform roof cleaning per Preventive Maintenance (PM) scheduling.

Perform other duties as assigned.

Minimum Qualifications  
  • HVAC technician experience OR Two (2) years of technical school HVAC coursework OR A combination of education and/or training and/or experience which provides an equivalent background required to perform the work
  • Must have a valid Washington State Driver¿s license with two (2) years of driving experience
  • Must be willing and able to lift heavy objects, up to 50 pounds
  • Must be willing and able to walk, stand, sit, and bend for extended periods of time and work in confined spaces
  • Must be willing and able to work outdoors at times, in all types of weather
  • Effective verbal and written communication skills
  • Effective interpersonal and customer service skills
  • Basic knowledge of computers (MS Office, Internet, Outlook)
  • Demonstrated ability to read, understand, follow documents such as, blueprints, safety rules, operating and maintenance instruction manuals and procedure manuals
  • Knowledge of the electrical control circuits, plumbing, mechanical and HVAC-related systems
  • Ability to replace electric motors, belts, filters, pumps, actuators, and any other HVAC-related components
  • Ability to troubleshoot electrical, mechanical, electronic, and pneumatic HVAC-related systems.
     
Preferred Qualifications  
  • Ability to have critical thinking skills for anticipating events and solving problems, both independently and in collaboration with co-workers
  • Knowledge of standard practices, methods, materials, tools, and equipment used in mechanical trades and HVAC work; principles of operation of HVAC systems; occupational hazards and safety practices of HVAC trade
  • Ability to read, interpret, and update blueprints; use automated building monitoring and control systems, estimate time and materials; use arc and gas welding equipment, instruct helpers, use all types of hand and power tools
  • Demonstrated experience working with diverse colleagues and/or students in a collaborative and inclusive environment
