Kamehameha Schools is currently looking for a senior level Capital Program Manager.

We are looking for someone with 10 years of experience as a Construction Project Manager, Engineer, Architect, or Designer within the institutional, commercial or office, high-rise space.

  • Someone who has cradle to grave experience – from planning & budgeting to permitting and construction.

  • Someone who has a strong understanding of project financials & scheduling.

  • Someone with a good understanding of the local construction industry & how things are done here within the Hawaii market.

  • eBuilder experience would be a plus!

This is a hybrid role based out of our Kawaiaha'o Plaza location.

Job Summary

Leads full-cycle planning, management, and implementation of a portfolio of KS's annual redevelopment and major repairs/capital improvement projects (MRCIP), with a total portfolio value ranging from $25M to $150M depending upon number of projects, complexity, and risk. Develops strategic plans to optimize resources, oversees project lifecycles from concept to completion, and ensures alignment with educational and business needs. Manages the work of internal and external teams, secures services through procurement, and ensures
regulatory compliance, safety, and risk mitigation across all campuses and properties.

Essential Responsibility

Portfolio & Program Management

  • Manages the overall implementation of a portfolio of enterprise-wide projects under the KS/Union Memorandum of Understanding, overseeing 10–25 enterprise-wide projects annually, individually ranging from $100K to $50M each.

  • Develops and executes portfolio strategies, project plans, budgets, scopes, schedules, and business cases.

  • Manages design, permitting, bidding, and construction phases; negotiates contracts and fees.

  • Leads construction management, ensuring quality, compliance, and timely delivery.

  • Coordinates with vendors (e.g., IT, security, FF&E) and manages project close-out and warranty support.

Risk Management

  • Serves as first line of defense for safety, effectively managing risk across all KS campuses and properties.

  • Ensures OSHA compliance and contractor onboarding (PII, background checks, medical clearance).

  • Manages enterprise-wide risks related to program alignment, finances, environment, contracts, and communications.

  • Manages risks inherent in development, design and construction processes.

Project Portfolio Development & Budgeting

  • Translates user needs and requirements into actionable project programs.

  • Develops bundled project strategies for construction management to improve efficiency and market competitiveness.

  • Forecasts and tracks multi-year cash flows; contributes to annual MRCIP budget planning.

Assessment & Reporting

  • Evaluates project outcomes and contractor performance.

  • Maintains cost databases and supports long-term capital planning, through activities such as feasibility studies, technical

  • consultation, and forecasting.

  • Updates project management software (eBuilder) and provides executive reports on a regular basis.

Position Requirements

Minimum Qualifications - An equivalent combination of education and experience may substitute for the requirements listed.

  • Bachelor's degree in Engineering, Architecture, Planning, Construction Management or related field.

  • Minimum 10 years of relevant experience.

  • Proficiency in Bluebeam, AutoCAD, Adobe Acrobat, MS Office Suite (including MS Project and Power BI), and familiar with

  • industry tools like eBuilder, ProCore, and AIA contract software.

  • Strong background in building construction, especially commercial tenant improvements, including familiarity with trends and

  • issues affecting construction and the real estate market.

  • Experience with full-cycle project management, capital improvements, regulatory approvals, and infrastructure systems.

  • Understanding of planning/design codes, contract law, and regulatory standards. Ability to manage contractor onboarding and

  • ensure OSHA compliance.

  • Excellent interpersonal and communication skills to lead cross-functional teams and engage with stakeholders at all levels.

  • Advanced critical thinking and decision-making abilities; capable of managing multiple projects, analyzing financial data, and

  • producing reports and legal documents.

  • Willingness to work extended hours to meet project demands.

  • Valid driver's license required.

Preferred Qualifications

  • Minimum OSHA-10 Certification.

  • Experience in educational or commercial development projects, including entitlements and regulatory approvals.

  • Background in large, policy-driven organizations.

  • Professional licensure in Hawaii (Architect or Engineer), AICP Planning Certification, or PMP Project Management Certification.

Physical Requirements

  • Frequently sits, perform desk-based computer tasks and grasp light or fine manipulation, talk or hear.
  • Occasionally stand and/or walk, write by hand, and lift and/or carry, push and/or pull objects that weigh up to 10 pounds.
  • Rarely twist, bend, stoop, squat, kneel, crawl, climb, reach or work above shoulder, or grasp forcefully.

Working Conditions

  • This position may involve traveling to various locations, including neighbor islands to conduct business.
  • Work is conducted in an office environment and may require work to be conducted in non-standard workplaces.
  • Work is typically conducted Monday through Friday at normal business hours.
