The Role
Were seeking a high-energy, entrepreneurial Property Manager to drive performance in an active lease-up environment. Youll lead with urgency, adaptability, and data-driven decision-making to push occupancy, elevate team performance, and create an exceptional resident experience.
Key Responsibilities
Leasing & Occupancy
- Lead through daily KPI insights; adjust leasing tactics quickly.
- Coach team on closing, follow-up, and conversion strategies.
- Analyze trends to reduce vacancy loss and accelerate occupancy.
Marketing & Demand Generation
- Test creative outreach, digital campaigns, and partnerships.
- Enhance ILS listings, signage, events, and reputation.
- Monitor comps and recommend timely pricing or concession changes.
Operations & Compliance
- Build and refine efficient processes and workflows.
- Ensure Fair Housing compliance and accurate resident files.
- Partner with Service Manager to deliver excellent maintenance and turn times.
Resident Experience & Retention
- Provide warm, responsive service that builds trust and renewals.
- Proactively address concerns and drive reputation management.
Leadership & Financial Management
- Set clear expectations, daily rhythms, and team alignment.
- Coach and motivate team members for high performance.
- Manage budgets responsibly while supporting innovative solutions.

Qualifications
- 35+ years in property management
- Lease-Up Experience Required - high-volume leasing leadership.
- Proven success improving occupancy and performance.
- Strong communication, coaching, CRM skills, and Fair Housing knowledge.
- Comfortable in fast-paced, metrics-driven settings.
Compensation & Benefits
- Competitive salary ($80,000 - $95,000) based on experience
