This is a Hybrid position providing work from home flexibility on an approval basis.

Job Summary

Responsible for creating and maintaining real estate value and returns, including overseeing all commercial activities from investment inception and strategic planning under appropriate hold, buy or sell situations. Requires constant pursuit of maximum sustainable financial performance and asset value for assigned portfolio, consistent with strategic plan. Portfolio likely to consist of large and critical portfolio assets, also strategic assets primed for redevelopment. This position works independently.

Essential Responsibilities

Planning

  • Develops asset plans for each assigned asset that focus on submarket conditions, strategic positioning of the asset, marketing and leasing, capital structure, operating model, cash flow forecasting, valuation, investment and sale time, and performance metrics.  

  • Asset portfolio will include strategic and redevelopment assets.

  • Performs responsibilities independently.

Financial Management

  • Conducts financial reporting for large portfolio (based on portfolio value) with critical or strategic assets. 

  • Full Profit and Loss (P&L) responsibility for assigned portfolio

Operations

  • Will handle routine and non-routine transactions related to daily operations and interactions with internal staff, third-party vendors and agents.

  • Provide ongoing supervision to Asset Managers.

Management

  • Conducts management duties independently for portfolio.

  • May oversee and/or directly manage Asset Managers.

Asset Management

  • Conducts management duties independently for portfolio.

  • May oversee and/or directly manage Asset Managers.

Market Intelligence

  • Performs tasks in alignment with assigned portfolio. 

Position Requirements

Minimum Qualifications - An equivalent combination of education and experience may be considered in lieu of the requirements listed.

  • Bachelor's degree in Business, Real Estate, Legal, Finance or closely related field.

  • Minimum 7 years experience including progressively responsible work experience in asset management preferably for an institutional owner.

  • Valid driver's license.

  • Excellent understanding of full cycle of commercial real estate investment activities, including feasibility analysis, development, acquisitions, financial structuring, marketing property management, leasing and divestment.

  • Excellent financial analysis and modeling skills

  • Excellent understanding of real estate documents including leases, purchase agreements, easements, titles, access agreements, notes, service contacts.

  • Excellent project management skills and proven ability to managing competing priorities and deadlines

  • Outstanding negotiation skills

  • Outstanding customer service orientation

  • Strong business acumen and business judgment, strategic orientation as well as outstanding decision making skills

  • Highly skilled in building and managing relationships

  • Excellent interpersonal skills, including presentation, oral communication, and writing

  • Strong computer skills and working knowledge of lease-by lease software applications (Argus).  Ability to learn new applications

Preferred Qualifications

  • Licensed or Certified Real Estate Salesperson or Broker (active or inactive).

  • Advanced degree desirable.

  • Professional Association Certification (e.g., CPM, CRE, CCIM, etc.).

  • Familiarity with government departments and regulations with regards to permits, zoning,, building codes, and archeological issues

  • Familiarity with trends, supply/demand, and issues affecting real estate.

Physical Requirements

  • Frequently sit, perform desk based computer tasks and grasp light/fine manipulation.

  • Occasionally stand/walk, write by hand, and lift/carry/push/pull objects that weigh up to 10 pounds.

  • Occasionally twist/bend/stoop/squat, kneel, crawl, climb, reach/work about shoulder, grasp forcefully.

Working Conditions

  • This position may involve traveling to various locations, including neighbor islands to conduct business.

  • Work is conducted in an office/school environment and may require work to be conducted in non-standard workplaces.

  • Work is typically conducted Monday through Friday at normal business hours but evening and weekend hours are often required to meet goals and objectives.

159,800.00 - 237,300.00 Annual
