Summary of Job Description:

The CFT Senior Design Manager is responsible for managing real estate development designs for a wide range of project types within CFT's real estate portfolio, including and not limited to Shopping Plazas, Apartments, Offices, and Commercial Mix-use Projects..  The CFT Senior Design Manager is responsible for managing the design process from due diligence, entitlement, design, and construction process consistent with the company's standards while adhering to cost, schedule, and operational requirements. This position manages consultants and coordinates with CFT's in-house Asset Managers, Leasing Managers, Construction Managers, and Operations and Property Managers on the planning and budgeting of the projects to bring projects through CFT's leadership committee for approval. Upon approval, the CFT Senior Design Manager manages and oversees external A&E Teams, Design Coordinators, and General Contractors for successful delivery of the projects. 


You'll get a chance to:

  • Create designs (or remodels) that meet company standards within a regional market; manages 10 – 15 projects annually.  
  • Present at Pre-RESAC and RESAC for committee approval.
  • Represent Ownership at city meetings for project approval. 
  • Work with CFT leasing and Asset Managers on layout and design intent and coordinates with Construction Project Managers and consultants to ensure proper execution of design intent and end in mind. 
  • Manage one to two business improvement initiatives, such as prototype or new concept development.
  • Work with consultants directly in managing due diligence and entitlement process for all CFT new developments projects.   
  • Review due diligence information from Real Estate Managers as the basis for developing preliminary designs, such as floor plans and site plan evaluations. 
  • Coordinate with consultants and Real Estate Managers to develop preliminary planning submittal packages for city review and approval. 
  • Hire outside consultants and supervises work in terms of cost and quality and approves all invoices at due diligences phase prior to RESAC approval. 
  • Coordinate with end in mind to manage design intent. 
  • Monitor the accuracy and schedules for consultants' production of construction drawings and reviews construction documents for design intent.
  • Obtain approvals of preliminary designs from Leadership, regulatory agencies, and 3rd parties (sellers and developers). 
  • Coordinate conceptual design and CD packages for city review and approval in coordination with consultants and Asset Managers.
  • Work with Construction Managers, GCs and A&E Teams during Pre-construction and Construction and oversees submittals, RFIs and change orders to ensure quality and timely delivery of projects.

Your background and experience: 

  • Bachelor's degree in Design, Architecture, or Civil Engineering or related field required.
  • Minimum seven years of architectural and construction experience, including design management experience with mix-use, retail/hospitality environment, with increasing management responsibility
  • Successful completion of initial and periodically required trainings.
  • Obtaining a valid Food Handler's Card within 30 days of employment is a requirement of this position.
