Summary: Travis Credit Union's (TCU) Small Business and Commercial Loan Underwriter is responsible for analyzing and underwriting small business and commercial loans. This role plays a critical part in ensuring that all loans are originated and managed in a safe, sound, and strategic manner, aligning with TU's commitment to responsible lending practices while providing exceptional member service. Profile:
- Structures and underwrites small business and commercial loans of varying complexity, including those involving multiple collateral types, entity structures, associated borrowers, and guarantors for a wide range of small business and commercial loan types, including but not limited to Commercial Real Estate (CRE), Commercial and Industrial (C&I) SBA 7(a) and 504 loans.
- Prepares and presents formal credit presentations that detail the strengths, weaknesses, and mitigating factors, and makes recommendations for approval/denial to the applicable approval authority.
- Evaluates relevant third-party reports to substantiate collateral values, environmental risks, as well as industry and economic risks.
- Maintains knowledge of small business and commercial real estate lending trends and industry best practices, and ensures loans are underwritten in compliance with all applicable regulations, policies, and procedures.
- Demonstrable ability to conduct in-depth financial analysis, including tax return analysis, of small business and commercial loan applicants, including multi-year and projected cash flow trends to evaluate the applicant's ability to repay the loan in an orderly fashion.
- Proficiency in calculating key loan metrics, such as debt service coverage ratios (DSCR), global debt service coverage ratios (GDSCR), and loan-to-value (LTV) ratios using varying cash-flow methods such as Net Operating Income (NOI) Cash Flow, Traditional Cash Flow, and Uniform Credit Analysis (UCA) Cash Flow.
- In-depth understanding of various loan types, including CRE, C&I, and government-guaranteed programs like SBA 7(a) loans.
- Ability to spot inconsistencies or red flags in financial data and documentation.
- High level of accuracy in preparing credit presentations.
- Proficiency in assessing complex loan structures and forecasting potential risks.
- Capacity to perform sensitivity analyses and scenario modeling.
- Strong written and verbal communication for preparing clear, concise credit memos and discussing decisions with stakeholders.
- Ability to explain underwriting decisions to internal teams.
- Confidence in making sound credit recommendations or decisions independently, based on thorough analysis.
- Ability to balance risk and reward while adhering to lending policies.
- Familiarity with financial and underwriting software (e.g., Moody's CreditLens, Sageworks, or similar platforms).

- 7–10 years of commercial and small business underwriting experience.
- Underwrites a wide range of commercial loan types including CRE (owner-occupied and investment), C&I, and complex SBA loans.
- Possesses extensive knowledge of NCUA, OCC, and FDIC commercial lending rules and regulations and high-level understanding of government guarantee loan programs.

- Senior Commercial Loan Underwriter
- Reports directly to assigned department leadership.
- 10+ years of underwriting experience with a strong focus on commercial and government-guaranteed loans
- Handle the most complex and high-value loan applications, including aggregate exposures exceeding $5 million.
- Exceptional knowledge of regulatory frameworks and risk management practices.
- Compensation: Base hourly starting range is commensurate with experience.
- Commercial Loan Underwriter - Grade 19: $54.45/hour - $67.26/hour Non-Exempt
- Sr. Commercial Loan Underwriter - Grade 21: $135,941.52/annually - $167,918.40/annually Exempt
