Department Marketing Statement

Brief Summary of Job Duties

The Maintenance Superintendent is responsible for assisting the Senior Superintendents in the leadership and management of the daily operations of the Skilled Craftworkers for the University Center (UCEN), Events Center (ECEN), and Retail Dining. Provides a broad range of technical expertise and supervisory skills for all trades. Provides maintenance services to the UCEN, ECEN and Satellite Retail Dining Facilities. Responsibilities include daily scheduling/adjusting of assignments/resources/vendors, establishing work priorities, implementation of training programs, adjusting work procedures and priorities to meet schedules or work demands, meeting with clients and vendors, ordering and inspecting materials, site inventory management, analyzing and resolving work problems, maintaining records, quality control for maintenance work, scheduling and planning for all UCEN and ECEN programs, exercising responsibility for quality of work in all facilities.

Required Qualifications

  • High school diploma and / or equivalent certification / experience / training.
  • 4-6 years Experience with demonstrated leadership and supervisory responsibility, leading various journey level craft workers, in an institutional facilities maintenance and construction environment. 
  • Substantial experience with demonstrated leadership and supervisory responsibility, leading and directing various journey level craft workers, in an institutional facilities maintenance and construction environment. Journey level certification or equivalent education and/or experience in one or more trade specialties.
  • Familiarity with multiple skilled trades including but not limited to: HVAC, electrical, plumbing, locksmithing, carpentry, painting, and hazardous material abatement.
  • Two years experience managing small to medium size construction and renovation projects. Ability to read and interpret construction drawings and specifications.
  • Excellent verbal and written communication skills. 
  • Excellent organizational, analytical, planning, and management skills.
  • Proficiency with Microsoft Word, Excel, Google suite, other management software, and familiarity with a range of modern electronic communication media.
  • Use of emotional intelligence as an effective leadership tool. Ability to assess interpersonal interactions with clients and staff and adjust style to have positive outcomes.

Job Functions and Percentages of Time:

  • 40% Daily Operations Management - Assists in the supervision, direction, planning, and controlling of the day-to-day repairs and maintenance work/activities of the skilled trades workers for UCEN and ECEN properties. Serves as the overall point of contact for the physical plant administration for the UCen, ECen and Retail Dining Facilities. Manages the Building Maintenance including but not limited to the Door Access, HVAC scheduling Program, Maintenance and Repairs, Emergency Repairs and, and after-hours callouts for the University Center, the Events Center, and Retail Dining facilities.

 

  • 30% UCEN, ECEN, Retail Dining Maintenance Program Management - Manages the Maintenance Program for the UCEN, ECEN, and Retail Dining. Collaborates in the leadership of the Residential Operations Maintenance Team, which consists of but not limited to Maintenance Skilled Trades, Plumbers, Electronic Technicians, Electricians, Locksmiths, Carpenters, Painters, Hazardous Material Abatement, and Administrative personnel.

 

  • 15% Life Cycle/Preventative Maintenance - Part of the Management Team responsible for the life cycle/preventative maintenance program for the UCEN and ECEN, Retail Dining, and associated Administrative spaces. Includes but not limited to Inspection, Planning, Programming, Budgeting, Installation, Maintenance and Repair. Inventory Control of parts (HVAC's, Plumbing, Electronic Technicians, Electrical, Lockshop, Carpentry and Paint). Develops and adheres to the Residential Operations Inventory Management system.

 

  • 10% Project Management - Participates in the Project Management Group and participates in the management of projects for the UCEN, ECEN, Retail Dining, and all HDAE properties.

 

  • 5% Other Duties - Provides back-up support for any and all housing emergencies. Participates as essential member of disaster response team for Housing properties. Affirms and implements the departmental Educational Equity Plan comprised of short and long term objectives that reflect a systematic approach to preparing both students and staff or success in a multicultural society. Affirms and implements the Housing and HDAE "Strategic Plan" goals and objectives that relate to the vision statement.
